Why we're building this

Your Meta ads are pulling leads at $45 CPL but lead quality is the problem, not volume. When someone sees an ad cold with zero prior exposure to you, a form is the only filter between your team and a wasted phone call. A form isn't enough to find someone sitting on $60k in equity who's actually ready to move.

The 30 reels we're building change that equation. Each one is designed to educate the exact investor you want working Australians who understand yield, have equity, and are ready to act. Someone who watches three of these and still books a call is a fundamentally different lead to someone who clicked on impulse.

This also feeds your ad performance directly. Engaged video viewers become your strongest seed audience for lookalikes. Your ad spend starts finding more people who look like your best clients instead of anyone broadly interested in property.

Reels 1–10

Education

Middle funnel. This is where real selling happens. People who find you here want to know if Real Deal is actually the real deal. These reels answer every question before the call.

Reels 11–20

Trust and Credibility

Results, process, proof. Your best existing asset (the Eddington Street video) showed what happens when content is real and specific. These reels replicate that at scale.

Reels 21–30

Trending Formats

Top funnel reach and discoverability. POV, before and after, comment response. These earn organic reach and bridge warm audiences toward a booking.

Session logistics

What we're filming today

20 Reels
10 Education reels and 10 Trending format reels. All filmed in our studio downstairs using teleprompter. We coach delivery — you won't sound like a robot.

Estimated time

3–4 hours
Education block takes around 3 hours. Trending formats roughly 2 hours. We batch them back to back so you only need the one trip down.

Week of 7 April
The remaining 10 Trust reels filmed in a boardroom setting. We'll send a separate calendar invite once the space is locked.

We'll begin rolling content as soon as editing is done. First month we want momentum. No gaps. Mix of new reels with whatever existing content works.

We're batching 20 reels in one day. Bring four completely different looks so your feed doesn't look like one long day of filming. Smart casual works well. Think Calibre.

You don't need to memorise anything. Teleprompter is set up. But reading the scripts below before you arrive means delivery will feel natural, not mechanical.

Energy and some snacks

Filming days are long. Eat before you come, bring something to keep energy up between takes. We've been warned you get hungry.

You mentioned 70 statics and raw video from previous shoots. If you can share that with us beforehand we can start preparing existing assets to go live while we edit the new ones.

Read through these before Wednesday. Flag anything that doesn't sound like you. These are a starting point — we'll refine delivery on the day and anything that feels off, we change it together.

01 The Pocket Professional Education
Goal
Hyper-local market insight. Position Jake as the person who knows what pricing is actually doing, not what the headline data says.
Visual
Talking head in studio. Text overlays with suburb name and specific price range. Clean, data-led feel.
Script
"If you're buying in [Suburb Name] in 2026, here's what pricing is actually doing. Not the broad Melbourne average. Not the Domain headline. The specific 500 metre radius where the deals are. I'm seeing [specific price example] for [property type], and here's what that gets you versus six months ago. Most buyers don't know this until after they've already made a mistake. That's the job."
02 The Silent Sale Education
Goal
Prove the off-market network exists and is real. Turn the abstract idea of "connections" into something tangible and visual.
Visual
Walking shot through a property. B-roll of keys, front door. POV feel. Could work well in the podcast studio as a sit-down version too.
Script
"POV: you just bought a four-bedroom in [Suburb] and not a single person walked through an open home. No auction, no stress, no best-and-final-offer panic. This was a silent sale. The owner wanted a discreet exit and my client was ready to move. This is why you hire an advocate. We open doors that don't have for sale signs on them."
03 Stop Checking REA Education
Goal
Address the number one fear of overpaying. Reframe what "looking for property" actually means and why the public market is already too late.
Visual
Jake walking toward camera in a busy street or in front of a recently sold sign. Strong hook energy. Fast cut to B-roll of a kitchen or living space.
Script
"Stop checking Realestate.com.au every ten minutes. If a property is public, you're already competing with 50 other people and a potential bidding war. In 2026, the best deals aren't on your phone. They're in the contacts list of a Buyer's Advocate. Here's how we found a home for our last client $40,000 under bank valuation..."
04 The Red Flag PSA Education
Goal
Build trust through insider knowledge. Show what Jake sees that a buyer walking through alone would miss entirely.
Visual
Can be green screen or studio talking head. Text callouts work really well here — number one, number two, number three on screen as Jake lists them.
Script
"I'm a Buyer's Advocate and here are three things that look great in photos but are massive red flags in person. Number one: fresh paint in only one corner of a room. Usually hiding a leak. Number two: low-maintenance garden listed in the description. That means zero privacy. Number three: north-facing windows blocked by the neighbour's extension. Don't fall for the staging. Look for the structure."
05 Off-Market Proof Education
Goal
Exclusivity and show-don't-tell. Make the off-market concept feel real by anchoring it in a result.

Client holding keys in front of a high-end property. Or Jake holding keys. Visual proof first, explanation second.
Script
"Six weeks ago this family was ready to give up. They'd lost four auctions and were exhausted. Today they're moving into a home that wasn't even on the market when we started. We found the property, handled the building inspection, negotiated the price, and secured the keys — all while they spent their weekends at the beach instead of at open homes. 06 Is It Worth the Fee? Education
Goal
Handle the price objection head-on before the sales call. Someone who's already done this math in their head will book faster and ghost less.
Visual
Jake sitting in a cafe or relaxed environment. Approachable tone, not a pitch. This one lands better when it feels like a genuine conversation.
Script
"The most common question I get: is a Buyer's Advocate worth the fee? Let's do the math. If I save you three months of searching, ten wasted building reports, and negotiate $30,000 off the asking price — did I cost you money or did I save you money? My job isn't just to find a house. It's to protect your equity from day one."
07 What Does Your Budget Actually Buy? Education
Goal
Direct lead generation. Get people to raise their hand by speaking to a specific budget bracket. CTA-forward.

Jake leaning against a car or walking into an office. Confident, direct energy. End on camera talking directly to the viewer.

"What does $1.2 million actually buy you in Melbourne right now? Most people think they're priced out. They're just looking in the wrong pockets. 08 Stop Buying Where You Want to Live Education
Goal
Attract investors and rentvest buyers. This is Real Deal's cash flow and yield-first philosophy made accessible in one video.
Visual
Jake in front of a map or a laptop showing growth data. Green screen works well here. Strong contrarian energy from the hook.
Script
"Stop buying property where you want to live and start buying where people have to live. Most buyers let emotion drive their $1 million decision. They like the kitchen splashback or the cafe down the road. As a Buyer's Advocate, I ignore the vibes and look at vacancy rates, infrastructure pipelines, and yield. If you want a home, buy with your heart. If you want an asset, buy with my data."
09 The Selling Agent Secret Education
Goal
Position Jake as the buyer's shield against high-pressure tactics. This one earns saves and shares because it feels like insider information being given away.
Visual
Jake leaning against a for sale sign or walking through a front gate. The visual irony reinforces the message.
Script
"Here's a secret the selling agent won't tell you: they aren't working for you. Their legal job is to get the highest possible price for the vendor. And they are experts at creating artificial urgency. The best-and-final-offer deadline is designed to make you panic and overpay. My job is to be the filter. I take the emotion out of the room, look at the comparable sales, and tell you exactly when to walk away. Don't go into a negotiation unarmed."
10 The Lifestyle Transformation Education
Goal
High emotional impact close. This is the happy ending reel. It's the one people send to their partner. Lead with outcome, end with CTA.
Visual
Jake handing keys to a happy couple in front of a front door. If we use a stand-in we blur faces. Strong B-roll moment. Warm colour grade.
Script

These are shorter, faster, platform-native formats. Less scripted, more energy-led. We'll coach these on the day based on what's working on Reels right now. No teleprompter needed for most of these.

Opinionated Statement

Jake takes a strong contrarian stance on something in the property market. No softening. One punchy claim, hold it. Examples: yield over capital growth, why auctions are a trap, why 95% of buyer's agents are lazy.

A few things to keep in mind

  • If a script doesn't sound like you, say so on the day. We'd rather know then than find out in editing.
  • The goal isn't perfect takes. It's real delivery. One stumble and reset is better than a stiff flawless read.
  • Bring the real deal energy from the call. The board stuff loses people. You talking directly, confidently, with numbers — that's what converts.
  • Sub 59 second content is covered. We're building everything so it can be boosted as well as posted organically.
  • Share any raw footage you have before Wednesday if you can. We'll start preparing it in parallel.
